Requirements
Following significant changes in September 2024 there are now 2 different investment tiers available:
Tier 1 | 800,000 EUR: This is a real estate investment in the areas of Attica, Thessaloniki, Mykonos, Santorini, and the islands, which have a population of more than 3,100.
Tier 2 | 400,000 EUR: This tier covers all other regions of Greece and establishes a more attainable entry point of 400,000 EUR. The main goal is to encourage investment in a wider range of areas.
The requirement for both tiers: Investment is to be made in a single property of at least 120 square meters.
You can still invest as little as 250,000 EUR on current real estate investment opportunities, such as converting commercial properties into residential units or repairing listed buildings.
Qualifying Dependents
The residence scheme allows you to include your spouse and children under the age of 21 in the program.
This means that all these family members can also receive and enjoy all the benefits of a Golden Visa card. In addition to the other Golden Visa programs, the Greek program provides an Extended Family benefit.
This means that the principal applicant’s parents and parents-in-law can also receive cards without any further requirements.
Requirements and Taxation
This is a Residency-by-Investment Programme, not a Citizenship-by-Investment Programme.
You can reside in Greece indefinitely without a minimum stay requirement. It's not necessary to live in the country to maintain or renew the investor visa.
This visa allows the applicant to live and establish a business, but does not permit employment in Greece.

A resident is not taxed on their worldwide income, only on the income produced in Greece. Rental income from property is taxed at a rate of 15% up to an income of EUR 12,000 and 33% for the amounts over EUR 12,000.

The Greek Golden Visa is a relatively straight forward application process, taking between six and 12 months for you to receive your residency card.
